'Let Only' service includes:

 

 

• Rental valuation and inspection.

 

• Advising you on health and safety issues, furnishings and maintenance.

• Professional pictures taken and Advertising, marketing your property on UK leading property portals and social media.

​

 

• Emailing and sending SMS updates with details of your properties on our database.

 

• Accompanying all viewings for you.

​

 

• Sourcing references of tenants who wish to rent your property through our reference agencies. 

​

 

• Preparing and completing legal paperwork.

​

• Collecting initial rent and deposit

Fee:

Half of the first month rent
but not less than £495 + VAT. 

The 'Rent Collect' Service includes:

Everything from the 'Let Only' service.

 

Plus:

 

• A collection service for the monthly rent.

 

• Chasing late rent payments for you, including sending notice of arrears letters.

• Transferring rental income into your chosen account.

 

• Sending a monthly statement of account.

Fee:

4% + VAT of the monthly
rent. Plus £395 +VAT set up fee.

'Full Management' Service includes:

Everything from the 'Let Only' and 'Rent Collect' Services.

 

Plus:

 

• Professional documentary and photographic inventory

 

•  Tenancy deposit registration with Deposit protection service (DPS) Organising and getting relevant safety certificates, including energy performance certificates.

 

• Rent collection, Prompt payments to you & Monthly statements

 

•  Advising utility companies of tenancy changes.

 

• Carrying out inspections every three months report to landlord (subject to requirements).

 

• Property maintenance & management (consult landlord accordingly)

 

• Negotiation of rent at tenancy renewal if instructed by landlord.

 

• Preparing termination notices and documents.

 

• Organising full checkout of your property once tenancy ends.

 

• Negotiating any property defects or damage at end of tenancy.

 

• Preparing the property for re-let (excluding any extensive refurbishment work if required).

Fee:

8% + VAT of the monthly
rent. Plus £395 +VAT set up fee.
