Important Information for Tenants
 

Transparency is key.  

We want to ensure you are fully informed about our fees and procedures:

 

Holding Deposit:  
 

- A holding deposit, equivalent to one week's rent, is required upon application to secure the property. 
This deposit contributes towards your first month's rent upon successful completion of the tenancy. 

Please be aware that the holding deposit may be used to cover administrative costs if the tenant withdraws the application, fails the Right to Rent checks, provides false or misleading information, or does not take reasonable steps to enter into the tenancy agreement.  

Should the Landlord or Agent withdraw, the deposit will be promptly refunded to you within 7 days.

 

Security Deposit: 

- The security deposit is capped at a maximum of 5 weeks' rent for properties with an annual rent of up to £50,000.

 

Permitted Fees During the Tenancy:
 

Tenant Change: 
- A fee of £50.00 (inclusive of VAT), plus any reasonable administrative costs incurred, may apply for tenant substitutions. 

Details will be provided upon request.

 

Contract Amendments:

- Modifications to the tenancy agreement will incur a fee of £100.00 (inclusive of VAT), plus any reasonable administrative costs. 

 

Further information will be provided at the time of your request.


Early Lease Termination:
 

- If you terminate your tenancy early, you will be responsible for covering the landlord's costs associated with remarketing the property and securing a new tenant. 

This payment is due to the agent before the remarketing process begins.

Lost Keys/Security Devices:

You are responsible for the actual cost of replacing any lost keys or security devices. If lock replacement is necessary, you will be responsible for the locksmith's charges, the cost of the new lock, and replacement keys for all relevant parties. Additional associated expenses will be charged at an hourly rate of £15 (inclusive of VAT).

 

Late Rent Payments: 

- Interest on overdue rent will be calculated at 3% above the Bank of England base rate and will be applied to any rent that remains unpaid for more than 14 days.

 

Tenancy Renewals (for tenancies started before 1/6/19): A renewal fee of £50.00 (inclusive of VAT) applies until 31/05/2020.
 

Reference Provision: 

- Providing a written reference to a prospective landlord or agent will incur a fee of £65 (inclusive of VAT).

 

Our Hourly Rate:  Estate Culture Ltd's standard hourly rate is £85 (inclusive of VAT). This rate may be used to calculate costs associated with tenant-requested changes to the tenancy agreement.

The limits of compensation that CM Protect provides to landlords and tenants of UKALA members are: A maximum of £500,000 any one incident of theft committed by a UKALA member.
A maximum of £25,000 to any one landlord or tenant. This cover is for theft of clients1 money, which is the care, custody or control of the insured (a UKALA member) by a Principal, Partner, Director or Shareholder (acting on behalf of the2 member). 
 
Independent Redress Scheme: We are also members of The Property Ombudsman.
